Why we built this page

We get the same eight or nine questions every week from agents thinking about eXp. The math. The cap. The stock. The revenue share. The trade-offs. We finally wrote it all down so you can read it on your own time, without a sales pitch in your ear, and decide whether the model fits where you want to take your business. Commission Structure: The 80/20 Cap Model

eXp operates on an 80/20 commission split with a $16,000 annual cap. For every transaction, you keep 80% of your commission and eXp receives 20% — until your cumulative contribution to eXp reaches $16,000 in a given anniversary year.

Once you hit that cap, you keep 100% of your commissions for the remainder of the anniversary year. For high-producing agents, this structure can be extremely favorable compared to traditional brokerages with higher caps or tiered splits that never fully reset in your favor.

The anniversary year resets annually, and your path back to 100% resets with it. Understanding your production volume helps you project exactly when you’ll reach your cap — and how much more you’ll earn afterward.

The ICON Agent Program

The ICON Agent Program is one of eXp’s most compelling benefits — and one of the most misunderstood. Agents who meet specific production benchmarks and cultural contribution requirements within their anniversary year can earn back their entire $16,000 cap in the form of EXPI company stock.

This isn’t a vague promise. There are defined thresholds for both transaction volume and participation in eXp’s culture — including mentoring, training contributions, and community engagement. Agents who qualify receive stock awards that vest over time, creating a real ownership stake in the company you’re helping build.

How ICON works

  1. Meet the production threshold — hit the required transaction and GCI benchmarks within your anniversary year.
  2. Fulfill the cultural requirements — actively contribute to eXp’s culture through mentoring, training events, and community involvement.
  3. Earn your cap back in stock — receive your full $16,000 cap returned as EXPI stock, creating equity in the brokerage itself.

Revenue Share: Income Beyond Transactions

eXp’s revenue share program allows you to earn a percentage of the company dollar generated by productive agents you attract to eXp — across seven tiers of your network. You don’t earn on an agent’s commissions directly; you earn on eXp’s portion, which keeps it sustainable and aligned with company performance.

Building meaningful revenue share income requires consistently attracting productive, active agents — not just anyone with a license. It takes time, relationship-building, and a genuine commitment to helping the agents you sponsor succeed. Done well, it can become a significant, recurring income stream that grows alongside your network.

This is not a get-rich-quick scheme. It is a long-term wealth-building tool for agents who are willing to invest in others.

The Cloud Brokerage Model

eXp Realty operates as a fully cloud-based brokerage — there is no physical office. Agents work from home, coffee shops, coworking spaces, or wherever they’re most productive. This dramatically reduces overhead and eliminates the desk fees and office requirements common at traditional brokerages.

Every brokerage model has trade-offs. Here is our candid assessment.

The pros

  • Low annual cap. At $16,000, the cap is competitive. High producers can reach 100% splits faster than at most traditional brokerages.
  • Stock ownership. Agents earn EXPI stock through transactions and the ICON program — building equity in the company, not just income from it.

The trade-offs

  • No physical office. Agents who thrive in a structured office environment may find the fully virtual model isolating or difficult to adjust to.

  • Revenue share takes time. Building meaningful passive income through revenue share requires sustained effort over months or years, not overnight results.
