Every day, millions of people search YouTube for answers to questions like “best neighborhoods in [your city],” “how to buy a home in 2026,” or “is now a good time to sell?” These are your future clients — and if you’re not on YouTube, another agent is answering their questions and earning their trust.
We’re Al and Victoria Pinder. Both ICON agents at eXp Realty. Both based in Eastern NC. Part of Wolf Pack at eXp with Mike Sherrard. YouTube works for real estate agents because it builds authority over time. Unlike social media posts that disappear in hours, a well-optimized YouTube video continues working for you 24/7. This kit is designed to eliminate the guesswork and get you publishing your first video with confidence.

Channel Setup: Build Your Brand Before You Hit Record
Your YouTube channel is your digital storefront. Before uploading a single video, take the time to set it up professionally — first impressions matter, and a polished channel signals credibility to new visitors.
- Profile photo. Use a high-quality, professional headshot. This appears next to every comment and video.
- Channel banner. Design a clean banner that includes your name, market area, and a brief value statement. Canva offers free real estate templates.
- About section. Write a keyword-rich description of who you serve and where. Include your city, specialty, and a clear call to action with your phone number and website.
- Keywords and discoverability. Add location-based keywords to your channel tags and description. Think like your client.
Your First 10 Video Ideas
One of the biggest obstacles new creators face is knowing what to talk about. As a real estate agent, you are already a content goldmine.
- Neighborhood tours. Showcase local communities, parks, restaurants, and lifestyle. Out-of-state buyers rely on these.
- Market updates. Monthly or quarterly breakdowns of local inventory, median prices, days on market.
- Home walkthroughs. Tour active listings or recently sold homes to give viewers a feel for the market.
- Relocation guides.
- Buyer tips. Step-by-step guides for first-time buyers.
- Seller tips. How to prep a home, price it right, and negotiate.
- FAQ videos. Answer the questions you get asked every week.
- Community events. Cover local happenings to build community trust.
- Brokerage comparison. Great for recruiting agent viewers to your team.
- Day in the life. Humanize your brand and attract agent referrals.
YouTube SEO: Get Found by the Right People
Publishing a great video is only half the battle — you need people to actually find it. YouTube SEO is the practice of optimizing your videos so they rank in search results and recommended feeds. Most agents skip this step entirely, which means it’s your biggest competitive advantage.
- Keyword research. Type your topic into YouTube’s search bar and pay attention to autocomplete suggestions — those are real searches.
- Optimize your title. Include location, year, and the specific question your video answers.
- Write a real description. 200+ words with your keywords naturally woven in.
- Tags and thumbnail. A custom thumbnail with bold text and a clear visual dramatically increases your click-through rate.
Strong title example
“Moving to Greenville NC in 2026? Watch This BEFORE You Buy a Home” — includes location, year, and speaks directly to a buyer’s concern. Highly searchable, compelling to click.
Weak title example
“My Latest Listing Tour — Check It Out!” — no location, no keyword, no reason for a stranger to click. Only your existing followers would ever see this.
Equipment: Start Simple, Upgrade as You Grow
The number one mistake aspiring YouTube creators make is waiting until they have the “right” equipment. Your smartphone is more than enough to produce professional-looking videos.
- Your smartphone. Modern smartphones shoot in 4K. Hold it horizontally for cinematic, professional look.
- $20 clip-on microphone. Audio quality matters more than video quality.
- Natural light or ring light. Face a window for free, beautiful natural lighting.
- Free editing — CapCut or iMovie. Both free, intuitive, powerful enough for professional-quality edits.
Pro tip: Don’t let perfect be the enemy of published. Your 10th video will be dramatically better than your first — but only if you actually record that first one. Press record today.
Consistency Is the Secret Ingredient
The YouTube algorithm rewards creators who show up consistently. Think of it as planting seeds — each video adds to your library and increases your chances of being discovered by someone searching right now.
- Pick your upload day. Choose one day per week and protect it.
- Batch record videos. Set aside a few hours once or twice a month to record multiple videos in one session.
- Plan your content calendar. Map out your next 4-8 videos in advance.
Posting once weekly builds a library of 52 searchable assets in 12 months. Most creators who post consistently for 90 days see meaningful lead generation begin.

Problems We Help Agents Solve
If any of these sound like the conversation in your head, we should probably talk.
- I want to start YouTube but I don’t know where to begin.
- I keep recording videos but no one watches them.
- I don’t have time to write scripts for every video.
- I’m camera-shy and I keep waiting for the ‘right’ moment.
- I want a sponsor who’ll help me actually launch, not give me a course.
If any of those land, book the call →
