Season 3 ยท Skills & On-Dispatch Class ยท Claude Code for Real Estate Agents
You know that feeling. You’ve just wrapped up a big closing, feeling good, only to check your phone and see that one post you put out this morning exploded. It’s hot. Comments are flying. But by the time you see it that evening, the engagement window? It’s already starting to close. The algorithm has moved on, and you’ve missed your chance to jump in, connect, and turn those reactions into real conversations.
Victoria and I have been there. We’ve seen incredible content go viral, only for us to catch it too late. In real estate, timely engagement isn’t just nice to have; it’s how you build relationships, drive leads, and show your sphere you’re present. You can’t be everywhere at once, especially when you’re out doing what agents do best: serving clients and building your business.
That’s exactly why we built the Engagement Agent. This isn’t just about monitoring; it’s about having a digital partner that flags your wins in real time and even drafts the first response templates for you. It’s the difference between playing catch-up and staying ahead, so you stop missing the window to connect while the iron is hot. When you partner with us at eXp, you gain access to these very systems that give you back your time and amplify your presence.

The Engagement Agent’s Automated Monitoring Workflow
This system is designed to act as your always-on social media analyst, ensuring you capitalize on every engagement spike. Here’s a look at how it operates behind the scenes, keeping Al and Victoria, and our partners, connected to their audience.
- Initialize and Configure Brand Profiles: The agent starts by loading specific configurations for each brand profile it covers. Each brand is associated with its unique Metricool blog ID and a set of ‘hot post’ thresholds for reach, interactions, and comments within a 24-hour window.
- Collect Performance Data Across Platforms: For each configured brand, the agent pulls analytics from seven distinct Metricool platform endpoints. This includes `Instagram posts`, `Instagram reels`, `Facebook posts`, `Facebook reels`, `TikTok`, `YouTube`, and `Pinterest`. This comprehensive data collection ensures no viral content slips through the cracks.
- Identify ‘Hot Posts’ in Real-Time (Immediate Mode): The core of the system’s responsiveness operates every two hours from 8 AM to 8 PM, Monday through Saturday. It processes the collected data, flagging a post as ‘hot’ if it meets or exceeds *any one* of its brand’s defined reach, interaction, or comment thresholds. This ‘OR’ condition ensures maximum sensitivity to emerging viral content.
- Generate Contextual Reply Templates: When a post is flagged as hot, the agent leverages `claude-sonnet-4-6`, Anthropic’s Claude API, to draft intelligent reply-copy templates. These templates are tailored for top-performing posts and common comment types, providing Al and Victoria with ready-to-use engagement responses. These daily templates are written to `engagement_response_templates.json`.
- Prevent Duplicate Alerts and Prune History: To avoid notification fatigue, once a post has been alerted on, it is not re-alerted again, so you only get fresh insights. The system also maintains an alert log, `engagement_spike_log.json`, which is pruned to keep only the last 30 days of alert history, maintaining efficiency.
- Provide Regular Strategic Overviews (Daily, Weekly, Quarterly, Yearly Modes): Beyond immediate alerts, the agent dispatches comprehensive reports. Daily mode runs at 7:30 AM, Monday through Saturday, generating reply templates. Weekly mode, running every Monday at 8:00 AM, executes `metricool_analytics.py` for a 7-day window before building its email. Quarterly mode (March 1, June 1, Sept 1, Dec 1 at 9 AM) and Yearly mode (January 1st at 9 AM) send strategic review and channel strategy reset reminders, respectively. All engagement brief emails are sent to Al and Victoria directly.
The Math
The real return on investment for an agent leveraging this system isn’t just in saved time, but in amplified opportunity. Imagine the difference between responding to a critical comment hours later, or jumping in within minutes with a perfectly drafted response. This agent ensures you’re always in the conversation, always present, and always demonstrating expertise. It’s about turning fleeting engagement into lasting client relationships and building digital authority that compounds over time. This kind of leverage allows you to focus on high-value tasks, knowing your social presence is actively working for you, not against you.
The Engagement Agent is an automated system that monitors your social media posts across multiple platforms and brands, flags viral content spikes in real-time, and generates AI-drafted reply templates so you can respond immediately and effectively.
