The Automated MLS to Social Post Generation Process
Here’s a look at the precise, step-by-step process our Claude skill follows to transform your raw MLS data into five distinct, ready-to-publish social media posts, all within 90 seconds.
- Input: The workflow begins by ingesting today’s new listings. This can be a CSV file or a direct paste of MLS data, along with parameters like city/area, price-band, and target audience tier (e.g., first-time, move-up, investor, luxury).
- Process: The Claude `mls-to-social` skill is invoked. This skill is designed to understand the nuances of each social platform and extract the most compelling, compliant data points from your listing information.
- Generate: Within 90 seconds, the skill crafts five unique posts. For Instagram, it generates a caption under 2200 characters with 5 specific hashtags and no in-caption link (to protect reach). Facebook gets a conversational post under 700 characters with a question and 1-2 hashtags. TikTok receives a concise caption under 300 characters and a 3-shot 15-second script outline (perfect for voiceover-over-MLS-photos). X gets a punchy post under 280 characters with a single key stat and 2 hashtags. LinkedIn generates a professional post between 300-500 words with up to 3 hashtags.
- Anchor & Verify: Crucially, every single post is anchored on a REAL number from the MLS data (price, sqft, lot, DOM). The skill rejects generic ‘in a great area’ filler. It also incorporates a fair-housing-overlay to ensure compliance, especially for longer-form platforms like LinkedIn, where editorial framing is carefully managed to never knock competing brokerages or make quality judgments about buyers.
- Output: The five platform-ready posts are delivered, often paired with visuals generated by our `canva-just-listed` skill for hero visuals, ready for immediate scheduling or manual posting.
- Variants: This workflow is flexible. We can trigger variants like a ‘Buyer cohort’ specific framing (e.g., all 5 posts reframed around commute times to ECU Health for relocators), a ‘Just-sold’ variant that rewrites the content as celebration, or a ‘Saturday market-recap’ that summarizes weekly new listings, solds, median DOM, and median sold price.

Our fair-housing-overlay ensures that even when discussing specific buyer cohorts like "ECU Health relocators," the content focuses solely on commute times and amenities, never on demographic characteristics.
