Listing Presentation Builder — From Comps to Gamma

Tier 2 · Coming Soon · Claude Code for Real Estate Agents

You know that feeling, right? It’s Tuesday morning, and you’ve got a listing appointment Thursday at 6 PM. Comps are pulled, but the actual presentation? It’s still just a bunch of scattered thoughts and half-formed slides. You’re already feeling the pressure, especially knowing that seller is probably interviewing two other agents. Victoria and I have absolutely been there, scrambling to make sure every detail is perfect when you really should be focusing on the client relationship, not the deck.

That’s exactly why we built the Listing Presentation Builder skill for Claude. It’s about giving you back that time, that peace of mind. For us, building our business has always been about systems. We remember Year one, it was Realtor.com on a revenue split. Year two, we were buying zip codes. But then we cut them all, including a 6-month Zillow contract that gave us zero conversions. We learned that building your own pipeline with smart systems, not just buying leads, is what truly gives you back your time and builds a real asset.

What You’ll Learn in This Episode

  • Build a complete 8-section listing presentation brief in under 10 minutes, pre-formatted for Gamma.
  • Automate the inclusion of critical compliance blocks (license number, brokerage, Equal Housing Opportunity logo) on every cover slide.
  • Tailor presentation content for high-stakes luxury listings, emphasizing private-sphere marketing channels over mass distribution.
  • Generate specific presentation variants for pre-listing CMAs or when a seller is interviewing multiple agents, adjusting depth as needed.
  • Detect and correct potential Fair Housing risks in market context descriptions, ensuring neutral, data-driven language.

The Listing Presentation Builder Workflow: From Raw Comps to Client-Ready Brief

Here’s how this Claude skill takes your raw data and transforms it into a polished, persuasive listing presentation, ready to win you the listing at the kitchen table.

  • Input seller property details and raw CMA data into the Claude skill, providing the foundational information.
  • Generate an 8-section brief, with each section from ‘Cover/Agent Intro’ to ‘Why Us’ automatically populated with relevant content.
  • Delegate Section 3 (Comp Summary) to our `cma-narrative` skill if available, ensuring seamless data integration and a compelling narrative.
  • Incorporate references to downstream marketing skills like `just-listed`, `open-house`, and `mls-to-social` into Section 5’s comprehensive marketing plan, showing your full strategy.
  • Output Section 6 with three clear price recommendations (low, recommended, high) and a concise, 2-3 sentence rationale for each, giving sellers clear options.
  • Ensure Section 8 uses the ‘What we do → What that means for you’ format, avoiding any NAR Code of Ethics risks by focusing on your unique value, not knocking competitors.
  • Auto-insert the critical compliance block (license number, brokerage, Equal Housing Opportunity logo) from your `canva-foundation` Brand Kit onto the cover slide, every single time.

The Math

Think about what this means for your business. This skill effectively replaces 90 to 180 minutes of tedious, manual presentation prep with just 10 minutes of input and 5 minutes for review. That’s not just saving you time; that’s giving you back hours every week you can spend on client relationships, on lead generation, or honestly, just with your family. For Victoria and me, that kind of time freedom is the whole game. It’s why we built The Prosperity Agent model, so you can build a business that serves your life, not the other way around.

Compliance Baked In

Compliance is absolutely non-negotiable, and this skill is built to protect you. It specifically targets common Fair Housing risks by ensuring Section 2 (Market Context) uses only neutral, town-level data like median sold prices and DOM trends, never demographic descriptions of areas. It also prevents NAR Code of Ethics issues by framing Section 8 (Why Us) in terms of ‘here’s what we do that’s specific’ rather than ‘unlike other agents.’ Plus, the automated cover slide ensures your license number, brokerage, and EHO logo are always present, protecting you from oversight errors that could cost you big.
