The On-Dispatch Contract Workflow
Here is what happens between the buyer saying yes and you handing them a signed offer:
- You (in the kitchen with the buyer): “Offer on 123 Main, $450K, 3% earnest, close June 15, financing 21 days, inspection 10 days.”
- Code (back at your laptop): Parses the dispatch. Opens your NC Offer to Purchase template.
- Code populates: legal description (from MLS), price, dates, contingency boxes, financing type, earnest amount, seller info.
- Code generates the PDF. Saves to your Dropbox or Google Drive.
- Code emails the draft to your TC and texts you the link.
- You review on your phone. Sign with DocuSign right there in the kitchen.
- Total elapsed time: 90 seconds.
The Math
